Devonshire Partnership was appointed to report on the condition of the external fabric of this period hotel located on The Strand, close to London’s Covent Garden. The mutli-occupied property also includes a well-respected restauranteur and retail units at street level.
Our findings confirmed that extensive works were required to the property externally to protect the client’s longer-term interest in the property and also to protect the client with regard to potential health and safety concerns.
We also reviewed the lease documentation and advised the client on tenant liabilities for the works. Unusually, the tenant was responsible for external redecoration but not repairs. We prepared a detailed specification and scope of works that was agreed with the landlord and the tenant. The detailed specification and negotiations with the main contractor enabled Devonshire Partnership to provide the client with a fixed cost contract for the works. We went on to act as contract administrator in the successful implementation of the works.
